Some properties during the 80’s, 90’s and 2000’s have undergone the installation of spray foam insulation. At the time, this was viewed as a good idea to reduce heat loss and in theory there was an argument to support this. However, 20-30 years on, we have seen catastrophic damage to timber work through dry rot and wet rot, coupled with no provision for the ventilation or escape of condensation.

This is why building control as of 2022 DOES NOT recommend the installation of spray foam insulation. Other negatives are that the spray foam hides a multitude of sins, for example, where a roof tile or slate is failing the spray foam will endeavour to keep the water out but allows it to penetrate timber work. This often means your roof may be leaking without you knowing.
